Summary
I don't expect Lee to become a free agent this summer, as the Warriors would need to waive his non-guaranteed minimum salary for next season. Over the last couple seasons, Lee has been a bright spot in an otherwise tough time for Warriors role players. He's a career 36% three-point shooter, and 37% over the last two seasons, including increased tough ones on-the-move or off-the-dribble. He's shown some ability as a spark-plug creator, while also providing value as a spotup threat off-the-ball.
Lee will be 29 years old when the '21-'22 season starts, so next season will be big for him, as it may be his best opportunity to get one decent-sized contract in the summer of 2022.
Cap Considerations
Lee's $1.9 million salary for 2021-2022 is non-guaranteed, and if he is waived he will become an unrestricted free agent and the Lee will have no form of Bird rights on him. It's unlikely the Warriors waive Lee, and if they did he would likely be claimed before hitting free agency. If he is waived, teams could claim him off waivers, but would need to fit his salary within cap space or an exception to do so, as his contract doesn't fit within the minimum salary exception as it was a three-year contract.
If Lee becomes a free agent, other teams will have multiple ways to sign him as even teams without cap space could possibly use either of the Non-Taxpayer MLE, Taxpayer MLE, or possibly even the Room MLE to sign him. I would also say that in the unlikely scenario Lee is waived and clears waivers, his value will have dropped low enough that he would only have offers for the minimum.

Predicted Contract: Not waived: $1.8 million
If waived: 1-year, $1.8 million ($1.7 million cap hit) with the Grizzlies.
